What is PlotSense?
PlotSense is an independent information platform for anyone who wants to quickly and reliably learn more about a parcel of land in the Netherlands. Whether you are buying a property, planning a renovation or simply curious about your own plot — PlotSense collects official government data and presents it clearly in a professional report.
The information in each report comes from public Dutch government registries. PlotSense does not process this data further: you receive the facts as they are registered, accompanied by a clear explanation in plain language.

How does it work?
The process is simple and takes less than five minutes:
- Enter your address. The search bar on the homepage instantly shows suggestions for any address in the Netherlands. You immediately see your parcel on the map.
- Choose your report. Select the Parcel Report (€25 one-off). The Build Possibilities Report and the subscriptions for permit application alerts are coming soon.
- Pay securely. Payment is via Stripe with iDEAL or credit card. No subscription needed for one-off reports.
- Download your report. Your PDF is available immediately after payment. You can always re-download it from your account.
What is in the Parcel Report?
The Parcel Report (€25) covers your whole plot:
- Parcel identity: address, parcel number, section, area, municipality and report date.
- Aerial photo with boundaries: a current aerial photo of your parcel with the official cadastral boundary marked, plus a boundary-inspection checklist for fences, hedges and extensions.
- Topographic breakdown: what is on your parcel? Buildings, paving, green areas, water — including the construction year and intended use of the main building and an elevation profile of the terrain.
- Setback distances: a dimensioned drawing with the measured distance from each façade to the boundary, plus the rules of thumb for permit-free building.
- Market information: the WOZ value per year, the last registered sale transaction and an estimated market value.
- Soil and foundation: a regional indication of soil type, groundwater level and foundation risk. With a clear disclaimer: this is an indication, not a foundation survey.
